How is this calculated?

Formula: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r is the monthly rate and n the number of months.

Example: A ₹25 lakh loan at 9% for 20 years works out to an EMI of about ₹22,493.

  • A longer tenure lowers the EMI but sharply increases total interest.
  • Even a 0.25% lower rate can save lakhs over a 20-year loan.
  • Home loan interest and principal may qualify for deductions — check which regime you are in.

Your entries are user inputs; rates and returns you cannot control are assumptions. Results are illustrative, not a statutory computation.

How this calculator works

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r is the monthly rate and n the number of months.

Example

A ₹25 lakh loan at 9% for 20 years works out to an EMI of about ₹22,493.

Frequently asked questions

Does a longer tenure help?

It lowers the EMI but sharply raises total interest. Compare tenures in the scenario table before deciding.

Can I claim tax benefits?

Home loan interest and principal have specific deductions depending on the regime you choose. A Bluman CA can confirm what applies to you.

Statutory limits used here reflect FY 2025-26 (AY 2026-27). Results are illustrative and do not constitute tax, legal or investment advice. Speak to a Bluman Chartered Accountant before acting on them.
