Service overview

What this service is

Capital gains ITR filing reports gains and losses from selling equity shares, mutual funds, immovable property or virtual digital assets. It is for investors and property sellers who need each transaction computed correctly rather than an estimate. Bluman prepares a trade-wise gain computation with indexation and grandfathering where applicable, maps set-off and carry-forward of losses, and reviews exemptions under Sections 54 and 54F before filing.

Who needs it

Anyone who sold property, listed or unlisted shares, mutual funds, bonds, gold or other capital assets during the year, including where the gain is exempt because it was reinvested.

What Bluman will do

  • Classify each transaction as short or long term based on the asset and holding period, and apply the tax treatment applicable for the year of sale.
  • Compute cost of acquisition and improvement, apply indexation where it is available, and allow permitted transfer expenses such as brokerage and stamp duty.
  • For property, compare the sale consideration with the stamp duty value and address the deemed consideration rule where they differ.
  • Evaluate exemptions on reinvestment, including the capital gains account route where the reinvestment has not yet been completed by the filing date.
  • Reconcile with AIS entries for property and securities transactions, prepare the computation and file the return.

Key deliverables

  • Asset-wise capital gains computation
  • Exemption working, where claimed
  • Filed return with acknowledgement

Property cases take longer than securities; the stated turnaround assumes deeds and cost evidence are available.

  • · Government fees, portal charges and applicable taxes are billed at actuals.
  • · Timelines start once complete documents and information are received.
  • · Outcomes that depend on a government authority cannot be guaranteed, but every step is tracked and communicated.

Forms and filings involved

  • ITR-2 / ITR-3

Return form selected according to your other income sources.

  • Form 26QB / Form 16B

Relevant where tax was deducted on a property transaction.

  • AIS

Department record of property and securities transactions, reconciled during preparation.

Documents required

  • Sale and purchase deeds, or broker capital gains statements
  • Cost of improvement evidence with dates
  • Stamp duty valuation for property transactions
  • Reinvestment evidence where exemption is claimed
  • TDS certificates relating to the sale

What we need from you

  • Provide original purchase cost evidence, however old — reconstructing it later is far harder.
  • Confirm reinvestment plans before filing, since the claim depends on them.

Important conditions

  • Valuation by a registered valuer, where required, is arranged separately at actuals.
  • Exemption claims depend on your compliance with the reinvestment conditions after filing.
